Joshua Zelkowitz advises prominent real estate owners, developers, financial institutions, institutional investors, REITs and corporations in a wide range of transactions, including acquisitions and dispositions of fee, leasehold and membership interests; mortgage, mezzanine and construction financings; development projects and related development rights transfers and assemblages, commercial leasing and joint ventures. 

Josh has deep experience advising top industry players in high-stakes situations and transactions. This experience lets him quickly evaluate and address a wide range of circumstances and provide bespoke solutions that cater to his clients’ expectations. In particular, he is adept at structuring and negotiating acquisitions, assemblages and joint venture arrangements that maximize the potential of his clients’ real estate holdings. 

​Josh’s transactional and real estate experience also makes him instrumental in strategically expanding his clients’ operations. He has played a lead role in more than $5 billion in acquisition and sale transactions, many of which have ranked among New York City’s largest. His recent transactions include RXR’s $800 million acquisition of 237 Park Avenue, Extell Development’s $360 million acquisition and financing and sale of a large Manhattan real estate portfolio, The Orbach Group’s $250 million acquisition of a 33-building Manhattan portfolio, and the $220 million acquisition of a Chicago officer tower by a joint venture of The World Wide Group and Cammeby’s International.

  • Represented a joint venture between Benedict Realty Group and Harbor Group International LLC, in the $94 million acquisition and financing of ten apartment communities, totaling 1,209 units in the Orlando, Jacksonville, Daytona Beach and Pensacola markets.

    Represented Firebird Grove in the $32 million acquisition of 11 residential buildings in a gated culture-de-sac in New York City’s Greenwich Village neighborhood.

    Represented Topaz Capital Group, a multifamily investment firm focused on the Southeast U.S., in the acquisition of three Florida properties, totaling more than 1,000 units.

    Represented Extell Development, one of New York City’s most active real estate investors, in the sale and acquisition of numerous properties.

    Represented a joint venture between Benedict Realty Group and Harbor Group International, in the $37 million acquisition of an office property in Yonkers, New York.
